What's different about plumbing and heating in Enderby

Every town has its own quirks. These are the three that shape plumbing and heating work in and around Enderby.

When the Shuswap River comes up

Enderby takes its drinking water from the Shuswap River, treated at the city's water plant, with a well and Brash Creek as backup sources. It's also the river everyone keeps an eye on in spring. In June 2022 the city opened its Emergency Operations Centre as the river rose, and in May 2023 high, fast water closed Tuey Park and the Kildonan boat launch.

If your house sits on the low ground near the river, your plumbing is part of the flood plan. A sump pump that actually starts when it's needed, and a backwater valve so a surcharged sewer main can't push water back up through a floor drain, are both jobs for before freshet, not during it.

We install and service both, and we'll tell you honestly whether your house needs them.

Wells, pressure tanks and septic outside town

City water stops at the edge of town. Out in Grindrod, Ashton Creek, along Mabel Lake Road and on the farms in between, you're likely running your own little utility: a well, a pressure tank and a septic system.

That's where a lot of rural calls come from. Pressure tanks that short cycle until something gives out. Pumps that wait for the coldest week of the year to quit. Water that needs treating before it wears out every fixture in the house.

We work on all of it, and if treatment turns out to be the answer, we size it around what's actually coming out of your well.

Gas in town, propane and oil past it

Inside Enderby, natural gas is on the street. Past the gas lines, homes heat with propane, oil, electric baseboard or wood, and that changes the maths on a heat pump. CleanBC pays the most when a heat pump replaces oil, propane or natural gas, and much less when it replaces electric baseboard, so two similar houses a few kilometres apart can qualify for very different amounts. The building code puts January design temperatures at −19°C for Salmon Arm and −20°C for Vernon, the towns on either side of you, and 33°C for July in both. A system for Enderby has to be sized for both ends of that, not just the one you notice this week.

Common questions from Enderby homeowners

Do you come out to Enderby for emergencies?

Yes, and emergency calls are answered around the clock. We can't guarantee a set callout time, but we'll give you an accurate ETA when you call, and tell you what to shut off in the meantime so it doesn't get worse. If it can wait for regular hours, we'll say that too, and save you the after-hours rate.

Is there an extra charge to come out to Enderby?

No. Enderby is inside our normal service area, and there's no separate rural rate inside it. Our after-hours callout fee is higher than our daytime rate, but before we send anybody out, we'll give you an accurate idea of what it's going to cost you.

We live near the river. Should we have a backwater valve?

It depends on how your house connects to the sewer and whether you have drains below street level. A backwater valve stops sewage backing up into the house when the main is overloaded, but it has to be the right type, in the right spot, and it needs checking now and then. We'll look at your setup and tell you whether it's worth doing.

Work on the sewer line generally needs a permit. Enderby's building inspection is run through the Regional District of North Okanagan, and we'll tell you up front what your job needs.

My insurance company asked whether my Enderby house has Poly-B. Can you check?

Yes, and it's a short visit. Poly-B is grey flexible pipe, usually with copper or plastic crimp rings, and it's most often visible at the hot water tank, under sinks or where lines run through an unfinished basement. We can confirm what you have, put it in writing for your insurer, and give you a repipe estimate at the same visit if that's where it's heading.

Do you help with the heat pump rebates?

Yes. There are two halves to the paperwork. We complete the contractor portion as part of the job. The homeowner portion has to be submitted by you, and we'll walk you through it.

The one thing to know before anything else: CleanBC needs you pre-registered before the heat pump goes in, not after. Installing first is the most common way people lose the rebate. Our rebates guide explains the order of operations.
