Boiler giving you trouble?

A boiler heats water and pumps it through the house, so when something goes wrong it can be in the boiler or anywhere in the pipes, pumps, and valves around it. These are the calls we get most often:

  • No heat, or a boiler that keeps locking out and showing an error code
  • Pressure that keeps dropping, so you're topping it up every few weeks
  • Banging, gurgling, or kettling noises from the boiler or the pipes
  • Some rooms or zones warm while others stay cold
  • Water dripping from the relief valve
  • Running out of hot water, if your boiler heats that too

More often than not, the fault is somewhere in the system rather than in the boiler itself: a failing circulator pump, air trapped in the loops, an expansion tank that's lost its charge, or a sensor or control. We diagnose the system as a whole, so you're not paying for parts that won't fix the problem. If yours is getting on in years, we'll price the repair and a replacement side by side, so you can choose.

No heat on a cold night? Call (250) 832-5846 any time, day or night. If you ever smell gas, leave the building first. Once you're outside, call 911 and FortisBC's 24-hour emergency line at 1-800-663-9911, or your propane supplier's emergency line if you're on tank propane. Then call us for the repair.

Had a problem with the indirect boiler system in our complex. Informed Ecoflow and they responded immediately even though we are 40 km away. They replaced a pump and the system was up and running within a few hours of first contacting them.

Why the yearly boiler service matters

Technical Safety BC (opens in a new tab) recommends having every heating appliance in your home serviced once a year, and it names boilers specifically. A modern boiler is a precise piece of equipment, and one that's drifted out of adjustment burns more gas, wears faster, and in the worst cases can let combustion gases into the house.

On a boiler service we:

  • Check and adjust the combustion, and test for carbon monoxide
  • Inspect the venting, all the way to where it leaves the house
  • Clean and check the condensate trap and drain on high-efficiency boilers
  • Check the system pressure, the expansion tank, and the relief valve
  • Test the safety controls
  • Bleed air out of the system where it's needed

Early fall is the best time to book, before the heating season starts. And if you don't already have carbon monoxide alarms, put one on every level of the house.

Replacing an older boiler

Boilers last a long time, often 15 to 25 years, but the ones being replaced today are a long way behind what's available now. Every gas hot water boiler made for Canada since July 2023 has to be at least 90% efficient (opens in a new tab), which in practice means a condensing boiler. A condensing boiler pulls extra heat out of its own exhaust, leaving it cool enough that it can vent out through the wall in plastic pipe instead of up the chimney.

When an older boiler goes, we look at which parts of the system are worth keeping before we quote. The pipes, radiators, baseboards, and floor loops are often in good shape and can stay, so you're not paying to replace everything by default.

A replacement is also a good time to look at a combi boiler, which heats your home and your hot water from one wall-hung unit. It frees up the floor space a water heater takes, and you're down to one appliance to service. For homes that use a lot of hot water at once, a boiler paired with a separate hot water tank can still be the better fit, and we'll explain the trade-off when we quote.

In-floor radiant heat

In-floor heat runs warm water through loops of tubing set in the slab or under the floor, so the whole floor gently heats the room. There are no vents and no blowing air, the heat is even from wall to wall, and it suits the low water temperatures that let a condensing boiler run at its most efficient. We put it into new builds, additions, and slabs, with the loops laid out so different rooms or zones can be controlled separately.

A few things make the difference between radiant heat that's comfortable and radiant heat that's a disappointment:

  • Insulation under the slab and around its edges. Without it, a lot of the heat goes into the ground instead of the room, and the floor takes much longer to warm up. The Radiant Professionals Alliance (opens in a new tab) calls slab-edge insulation essential.
  • A proper heat loss calculation and loop layout, so each room gets the heat it needs and the system is designed to CSA B214 (opens in a new tab), Canada's installation code for hydronic heating.
  • The right flooring on top. Tile, stone, and concrete pass heat well. Thick carpet and underlay slow it down.

Something to know before you build: a well-designed radiant floor doesn't feel hot. On a cold day it sits only a few degrees above room temperature, so it can feel neutral or even slightly cool to your hand, while the whole room stays evenly warm.

Shops and garage slabs

In-floor heat makes a lot of sense in a shop or a garage. The concrete holds the heat, so the space warms back up quickly after the big door's been open, and the heat comes up from the floor instead of down from the ceiling. The floor itself stays warm, which is a lot nicer when you're lying on it under a vehicle. Not pouring a new slab? A gas unit heater or a radiant tube heater will warm a shop or garage too, and we install those as well.

A shop or garage system can run on a glycol mix instead of plain water, so the loops won't freeze if the heat is ever off in winter. If yours does, the glycol needs testing every year or so to make sure it's still protecting the system, which we can do when we service the boiler.

Have used eco flo for the boiler in floor heating in our large 50x60 shop, large mini split for ac in our shop and they installed central AC in our house. Easy to deal with professional ,very high quality work, great pricing. Highly recommend 👌

Common questions

How much does a new boiler cost in Salmon Arm?

We'll need to see it first. The price depends on the size of the house, the system the boiler feeds, and how much of the existing piping we can keep. The estimate is free, you'll have the price before any work starts, and financing is available through Financeit.

Why does my boiler keep losing pressure?

Usually because water is leaving the system somewhere: a slow leak at a fitting or valve, a relief valve that's letting go because the expansion tank has lost its charge, or air being bled out of the system. Topping it up treats the symptom. We'll find where the water is going and fix that.

Should I replace my boiler with a combi boiler?

It's a good option if you also need a new water heater, or you'd like the floor space back. A combi heats your home and your hot water from one unit. For households that run several showers at once, a boiler with a separate tank can be the better choice, and we'll give you a price for both.

Are there rebates for boilers right now?

Not for most homes. FortisBC's rebates (opens in a new tab) for high-efficiency and combi boilers have ended, and CleanBC's rebate for air-to-water heat pumps (opens in a new tab) closed to new projects in 2025. If that changes, we'll tell you at the quote.

Can you add in-floor heat to my existing house?

Not under floors that are already finished. We install in-floor heat in new builds, additions, and slabs, where the tubing goes in before the floor does. If you're building an addition or pouring a new slab, that's the time to talk to us about it.

Do you work on propane boilers?

Yes. We install and service natural gas and propane boilers, including in rural homes and cabins that aren't on the gas line. Ecoflow is a licensed gas contractor with Technical Safety BC, licence LGA0209457, and every boiler we install gets a gas permit.
